  • Professional Home Staging - Selling a home?  We stage occupied, vacant, and model homes following an 8-step approach designed to make buyers feel at home.  For occupied homes, we specialize in using what homeowners already own to transform their spaces into what buyers are looking for.  For vacant and model homes, we create spaces that buyers will love!
  • Redesign - Does your space need updated?  We redesign both residential and commercial spaces to reflect your family or business' style, needs, and comfort.  As with home staging, we specialize in using what is already owned (or not if you want a fresh start) to create a sense of home (residential) or vibe (commercial).  
  • Organization - Is your space out of control?  We restore order to chaotic spaces for both residential and commercial clients.
  • Holiday Decorating - Love Halloween, Christmas, St. Patrick's Day or any other holiday, but not the hassle of decorating?  Using what you already own (or not if you want a fresh start), we infuse holiday spirit into your home or business no matter the holiday!
  • Power Shopping - Need help pulling together your design plan?  We can help finish your project by shopping for those few final elements that will bring your design together!  We're experts in sourcing the best items at the most reasonable prices!
  • Vacation Rental Staging - Own a vacation rental property?  We offer a service similar to home staging, but targeted to vacation rental property owners located on Lake Michigan in Indiana and southwestern Michigan, that transforms spaces into vacationers' dreams that will keep them coming back every season!   

Occupied Staging and Redesign...

$250 - CONSULTATION AND DETAILED STAGING REPORT


In this intensive and fun 2-hour consultation, we work together following an 8-step process to identify and document those items required to get top dollar for your home.  

  • Prior to the consultation itself, we start with a 15-minute conversation designed to gather the information we need to research your buyer demographic and prepare for our consultation time.  
  • During the consultation, we use a detailed staging checklist to walk through your home discussing those action items that will result in the greatest return on your investment.  These are documented in the Detailed Staging report which is yours to keep and serves as your action plan.  
  • You will also receive an "Open House Checklist" and "Closet Organization Checklist" to help you prepare for viewings.

(Any time required over 2 hours will be assessed additional fees based on an $100 hourly rate)

$450 - HALF-DAY STAGING AND MINI-MAKEOVER


This service is about rolling up our sleeves and working together to physically stage the main areas of the home based upon the recommendations identified in the Detailed Staging report.

  • We will transform each space using what you already own!
  •  We will bring in additional staging accessories to achieve those high impact photos.  You can choose to rent these for a monthly fee or use them as inspiration to purchase your own.
  • We will spend up to 4 hours staging and photographing the transformations.

Home must be prepped and cleaned prior to stager's arrival
(Any time required over 4 hours will be assessed additional fees based on an $100 hourly rate)

$750 - FULL DAY STAGING AND ONE-DAY, HOME MAKE-OVER


This service is designed for those spaces (generally, 2,500 square feet and larger) for which a half-day just doesn't give us enough time!  It simply extends our time together to include a day of rolling up our sleeves  to physically stage the main areas of the home following the Detailed Staging report.

  • We will transform each space using what you already own!
  • We will bring in additional staging accessories to achieve those high impact photos.  You can choose to rent these for a monthly fee or use them as inspiration to purchase your own.  
  • We will spend up to 7 hours staging and photographing the transformations.  

Home must be prepped and cleaned prior to stager's arrival
(Any time required over 7 hours will be assessed additional fees based on an $100 hourly rate)

We are expert shoppers who know where and what to shop for (and who LOVE doing it!).  We also receive 'to the trade' discounts at many retailers that can be passed along to you!


VACANT & MODEL HOME STAGING SOLUTIONS


Homes that are empty require special attention, expertise, and resources.  We provide options based on your specific needs...

  • Starting with a home assessment, we deliver a proposal that provides 3 options to fit every budget.
  • Using top quality furniture and accessories, we achieve a look and feel that will appeal to your target buyer.

Home must be prepped and cleaned prior to stager's arrival
(A $100 initial home assessment fee is credited back to you should you select us)

WARNING - Not all vacant staging is equal!


Not every home stager has the furnishings and accessories to pull together model home looking spaces!  Make sure to check the stager's portfolio and never go with the lowest price proposal since you usually get what you pay for.
